In this crucial role, the Project Associate will spearhead the analysis of project financial feasibility, ensuring Home City Development, Inc. ventures are both viable and strategically aligned with our long-term objectives. With a keen eye for detail and a strategic approach to financial planning, the Project Associate will play a pivotal role in our project management lifecycle.

The Project Associate will bring a wealth of experience in financial modeling, analysis, and strategic planning.

Their responsibilities will encompass the rigorous evaluation of new project proposals, assessing their financial viability through meticulous analysis, and developing comprehensive proformas. The Project Associate will also oversee the ongoing financial performance of our projects, coordinating closely with project managers to develop, maintain, and adjust budgets as projects evolve.



Key to this role is the ability to synthesize complex financial data into actionable insights, informing decision-making processes across the organization.

The Project Associate will ensure that all stakeholders have the financial understanding necessary to make informed decisions, fostering an environment of financial discipline and strategic investment.

Primary Responsibilities:


* Analyze project financial feasibility and evaluate ongoing project financial performance, including the development and maintenance of proformas and budgets.

* Respond to Requests for Qualifications and Requests for Proposals and in undertaking other forms of business development.


* Provide technical assistance regarding various local, state and national affordable housing and related programs, including weatherization, supportive services, and assistance for the homeless. Prepare appropriate applications for funding resources.

* Represent Home City, helping to build and strengthen relationships with city officials, non-profit clients and other decision makers.

Develop a deep understanding of their needs and objectives to develop a working partnership and provide strategic guidance on development issues.



* Manage and coordinate the design, development and finance related work during pre­development and construction.

* Work on assigned administrative and organizational project tasks, such as utility conservation and other asset management tasks


* Manage project management tasks through completion, to include quality-control, schedules, and requisitions.

* Develop and monitor project schedules, using industry scheduling software, such as MS PROJECT


* Review architectural and construction documents

* Review legal documents, including partnership and consultant agreements, to ensure key business terms are captured.


* Manage and advise part and/or full-time interns.

* Perform other duties as needed and as assigned.


Position Requirements:

* Masters Degree in Real Estate, Business Administration, Urban Planning Architecture, or related field.


* 3 to 5 years of relevant experience working in real estate development, planning, architecture, community development, or construction management. Real estate transactional experience and an understanding of affordable housing programs are preferred.

* Strong financial and analytical skills, including experience with financial modeling.


* Excellent interpersonal, oral and written communication skills required.

* Familiarity with non-profits and with city government, and the ability to navigate complex client organizations and public agencies.


* Ability to assemble, correlate and analyze facts, to creatively conceptualize and implement customized solutions to problems, and to prepare concise summaries.

* Expertise in Microsoft Office applications, particularly Excel, Project and Word.
